Citing the strong local economy and population growth, joint venture partners Phoenix Realty Group and Hanover Real Estate Investors have acquired two apartment communities in the Kent, Wash., submarket for $79 million in a value-add play. Lake Meridian and Royal Firs, with a total of 361 units, were owned by the same individual who sold the Seattle area-properties as a portfolio.

Multifamily permits reached 524,000 units in the year-ending November, the most the market has issued since 2015. This volume was 4.4% greater than the October showing and jumped 16.4% over year-ago figures. Annual multifamily permit volumes have averaged at about 500,000 units over the past four months, well over the average of 430,000 units the market has seen since mid-2016.

That is because of the potential ambiguity,” Bob Hart, founder, CEO and president of TruAmerica Multifamily, tells GlobeSt.com. “When Trump was elected, there was some ambiguity in the market until things settled in with the new administration. It should be interesting, but overall, I think that it will be a robust year.”

Domio, which launched in August 2016, is active in 12 markets and made some noise earlier this year with two deals in Miami. The startup spent $1.5 million to lease 45 units at the Monte Carlo in Miami Beach, according to The Real Deal. And it beat out rivals Stay Alfred, Sonder and Mint House to lease the 175-unit residential component of a new Wynwood development by Related Companies and Block Capital Group.

“The tech sector continues to see strong employment growth numbers with Amazon, Facebook, and Expedia advertising more than 21,000 jobs,” says Todd Britsch, Metrostudy regional director for the region. “There is over 8 million square feet of office space with leases already signed or owned between Facebook and Amazon coming online in 2022 and 2023. Apple will also become a presence in Seattle over the next few years, adding 2,000 jobs to the new Seattle campus.”

In addition to the pending lease at Esterra Park, the Broderick Group report notes that Microsoft inked a lease for 34,430 square feet at the Redmond East Business Center. Taken together, these deals show that, despite Microsoft’s plan to add 8,000 seats to its campus over the next few years, the company is looking for additional outlets for growth.
